Do not waste your time with dsidownload.com, it does not host its own files, nor does it guarantee any product. Most of the links are inactive, and even more of the files that it does track are mislabeled. Just go do one of the many free torrent trackers and search for whatever you want. This website just searches these same trackers and posts the links, and occasionally these links require you to purchase yet another account from an outside website. I may not exactly be a scam, but it is pretty close.

Short Sale Flipping

Short sale flip has become one of the most popular scenarios in the real estate market today. Short sale flip, back-to-back closings, transactional funding, and a million other terms are associated with short sales. In short sale flipping, a homeowner with a bad debt agrees to sell off his property on a lower price. The lender or the bank purchases the property at a price that is less than what the owner actually owes, in turn preventing the homeowner against foreclosure. This a win-win situation for both the buyer and the seller because the seller is able to dissolve his bad debts and the lender purchases the property on a lesser amount and can sell it off for more at a later stage. This kind of buying and selling is legal. However, there are many controversies associated with short sale flips. Many title companies and real estate brokers find it illegal and unethical to indulge in short sales. Bill Bronchick, a proficient attorney reveals the truth about this dissension.

Short Sale Flips are Legal says Bill Bronchick

Bill Bronchick opines that a short sale flip is not much different from a regular wholesale flip; the only exception being that in short sale flipping, investor pays off seller’s lender at a discount instead of paying in full in case of regular flips. Bill Bronchick puts forth certain points that are important to avoid falling in a legal battle in case you are indulging in short sale flips. According to Bill, it is a fair game to make profit in a short sale flip, as the seller is not entitled to get any money out of the deal in any case and furthermore, the lender will not agree to flip while the seller walks away with the money. He further affirms that if the investor keeps the property as a rental, it is absolutely legal and triggers no issues at all. In addition, if the property is sold off few months later instead of selling immediately, there is no contention involved with it. It is also imperative for a lender or an investor to disclose to the seller about the intention of reselling the property for a profit, asserts Bill Bronchick.

A house flip starts with the successful search for the right property. Yes, not all properties will work when flipping houses. There are a few types though that is deemed perfect for this for form of real estate investing. Learn what they are before you even start hunting for deals so your effort is not wasted.

Fixer Upper Homes. Is you haven’t heard about them, these properties are probably called “handyman specials” in your area. As their name suggests, they are perfect properties for a handyman. Therefore, they require some repairs. You shouldn’t view these repairs as a weakness of fixer upper homes. In fact, these repairs are their strength. They are perfect when flipping houses because they can be bought a deeply discounted prices. They need repairs, remember? Also, they are what rehabbers – or investors who fix up properties – need. To search for these properties, drive around your target area and look for houses that have obvious signs of neglect.

Bank Owned Homes. These properties are literally owned by banks and other lenders. They are also perfect for a house flip business because they are very cheap. But why are banks selling them at deep discounts? The country’s foreclosure problem led to a tremendous number of bank owned homes, which are repossessed from owners who failed to pay mortgage. Instead of letting them rot, lenders are trying to recover at least a percentage of their losses by selling these houses fast. Most lenders, however, will not allow the property to be placed under an assignable contract. You can still flip it by borrowing transactional funding.

Rental Properties. Rental properties, obviously, are for rent. They are not for sale – or so you thought. Being a landlord is viewed as a long term mode of real estate investing. In some cases though, it doesn’t work that way. Some landlords simply give up because the property is often vacant. Sometimes he gets too tired managing tenants. If he is a tired landlord, then he is likely to sell the property at a low price. And if the property is undervalued, it is perfect for a house flip. In most cases you won’t even need money to flip these properties because you can place them under an assignable contract.

Many people think that closing a one billion dollar bulk REO transaction is an everyday occurrence. People fail to think about the real implications of this. Do you honestly think that your regional bank has that many distressed assets? Have you stopped to consider the amount of property this entails?

Many new people to real estate investing are also are under the wrong impression that using words like ‘billions’ will get you more clients. Packages of Bulk REO deals over 100 Million are not common. The majority of bulk reo packages range from as little as one hundred thousand dollars (100K) to ten(10M)million dollars. These packages contain from 5 to 200 pieces of property. This means that many more people can take advantage of buying and selling bulk reo assets. Lets take a look at how.

The first technique is to create and maintain a good relationship with one or more banks. Getting to know the correct people in the banking organization is the first step. Regional banks and credit unions are a great place to begin. A great relationship with your banker may take somewhere in the range of a few weeks to a few months. The perseverance you invest in creating and nurturing a great business relationship, will truly pay off like no other relationship has.

Your goal is to get to know how the bank disposes of bad assets. There usually is a person in charge of the supervision of REO disposition. This is the person on the top rung of the ladder in charge of REO sales. You want to get know them on a first name basis!

Once you are introduced, create good rapport as much as you can. By this time, you will need to have a large financial backer with liquid funds for you to use for the specific purpose of closing an REO deal. You will not build trust if you do not have adequate proof of finances. Once you hear of an package of assets for sale, you need to quickly to make sure you are ready to close a deal. Timing is key, and if you delay for even an day, you may not get the deal. These types of deals are hot and news does travel fast.

If you know how the bank reports their financial reports, will also help you in putting together your offer. Banks want to report good financial earning and remove bad assets from the books before reporting. Once you know the bank schedule for the end of their particular financial quarter, visit them a month before and get the word out regarding your interest in purchasing REO property they may have. Once you get a total perusal of what they have available, make an offer. Make sure you give your next highest offer and not your best offer in the beginning. You need to leave room for negotiations. However, once the bank has acquiesced, close the deal immediately.

We have spent a lot of time talking about short sales recently. This is because in many ways, flipping short sales has taken the place of flipping contracts and properties themselves. It is not because those types of deals are no longer available, but instead largely due to the fact that most buyers are going to have trouble getting financing in traditional ways, and most real estate investors do as well thanks to new lending laws that require extremely large down payments and discourage the possession of multiple mortgages.
However, there are definitely a lot of short term real estate investors out there who would prefer to continue doing business simply by flipping properties, and without getting tangled up in short sale negotiations and the in’s and out’s of funding these deals. If you are among those investors, do not think for a minute that this means that you will no longer be able to invest in real estate. However, you will have to come to terms with the changes in the market that impact how you locate and sell the properties that you want to flip.
Many gurus are still teaching the “buy low, sell high” strategy. And they are perfectly right to do so. As long as you can do this, then you will be able to succeed in real estate investing – whether your preference is long term, short term, or just anything that makes you money. However, for a short term real estate investor, the additional caveat of “sell fast” or “turn fast” makes a big difference in this equation. After all, it is one thing to know how to invest in real estate, get good deals and then sell them. It is quite another thing to locate the buyers that you need on short notice.
If you want to simply flip properties, then networking is going to take on a level of importance that is probably unprecedented in your professional life – even if you have been networking on deals for years. The best way to sell a property fast is to have a buyer in mind, and preferable lined up, before you ever start negotiations of any type on the property itself. This gives you several advantages:
• Your buyer has more time to find financing
• You can promise your seller a fast closing
• You may be able to avoid the necessity of transactional funding all together
• You get your money faster
If you just want to flip, then having qualified buyers lined up at the ready will be critical to your success.

I would also like to advise that you should also stay away from anyone “advertising” or claiming they “have the product” you need or are “direct with the compiler”, on any real estate forum or any online classified advertising site. They don’t have product and they are not the bank representative.

In the Bulk REO business, there is a process or “protocol” which always must be adhered to. If you don’t know the rules of bulk REO investing, have fun wasting your time. It is essential that you are “connected” to the source as direct as possible, or you will be involved in the biggest exercise in futility known as…”the daisy chain”. There are a number of ways in which to make money with Bulk REO Investing.

The liquidation of “Bulk” REO assets is typically handled by an “Asset Manager”. Most times internally to the institution or servicer. They will typically deliver a pool ( Million to 0 Million) of properties at 50% to 80% of their true value. While the pricing has always been about a percentage, getting to that list of properties is another story. The reason the bulk reo pools are elusive, is simply because they are purchased by well positioned investors before anyone “sees” the list.

Investors must be ready to purchase these pools at a moment’s notice, which means you need to have your buyer’s prepared. The REO process is extremely competitive. New investors to the business will have great difficulties in securing packages if they don’t know “how” the process works. The buyer MUST be identified upfront on the initial LOI or Letter of intent. The seller must know “who” they are going to be doing business with from the beginning because of the US law in regards to the U.S. Patriot Act. \

If you cannot get past the identification disclosure issue with the broker or whoever, then you cannot move forward. Another reason to that critical item is the new “internal” watch lists the banks have in place due to the unbelievable level of fraud attempting to be initiated.

Buyers must be realistic. You need to be working with buyers who clearly understand the current market and price points. Much of the frustration in the bulk reo property investing business occurs when large buyers with deep pockets try to maneuver to get to the front of the line to demand the seller to give the package to them by a certain time and price point. You will find that these types of buyers want the best assets for next to nothing.

Yes, the real estate market is correcting but then again, the buyers must be realistic. This type of behavior does not sit well with banks. These types of buyers/investors will never secure product and more than likely will get themselves blacklisted. This is one of the “hot” topics with bankers and private sellers right now. They are sick and tired of arrogant buyers, uneducated brokers and consultants.

Financial Performance Buyer’s MUST have their financing in order and be able to proof up to get portfolio pools of assets. Cash is still king and a cash buyer will trump any buyer that needs to use credit. Hard money lenders, or Transactional Funding from sketchy lending sources for new investor/buyers does not impress sellers and will more than likely lessen the buyer’s chance of securing a portfolio pool of REO?s.
