Overcoming Fear in Real Estate Investing

Speaking to a group of real estate investors recently on finding private lenders to fund deals reminded me of how often people never start investing in investment property because of fear. Fear can be a great motivator or it can absolutely stifle people in their tracks.  Fear is a healthy emotion because it warns us that caution needs to be exercised. This is normal and healthy and used by our body as a protection mechanism to keep us safe.  Remember one thing however, fear is an emotion, and as such, emotions often cannot be trusted to be true or factual.  I am reminded of the acronym FEAR which stands for the following:  False Evidence Appearing Real. Ninety percent of the things we worry about that might go wrong or could go wrong never materialize.  It is the fear of the unknown that scares us. Even if something does go wrong, most of the time it never is as bad as we might think as long as we follow some simple guiding principles.

Any time you attempt to step out of your comfort zone in trying something new, you are going to feel some apprehension, fear and uneasiness.  This is quite normal and healthy because you have never done anything like it before, and it is unnatural to you.  At the same time, if you are never willing to step out of your comfort zone and learn new ways to better yourself, you will never receive the rewards of accomplishment, self confidence and success that you deserve.

So, how do you overcome the fear you are feeling? #1. Educate yourself about the situation from competent instructors that have done or are doing what you want to do.  Seek out the best you can find. #2. Seek out the advice and guidance of a competent mentor or coach that is doing or has been doing what you want to do. #3. Be willing to “Act” upon what you have learned under the guidance of a mentor.  #4. Evaluate what you have accomplished or not accomplished. What went well and what did not?  What must you improve upon next time to raise your competency level?

Just remember back when you were a child trying to learn how to ride a bicycle.  You probably didn’t learn how to ride the two wheeler the very first time you tried.  You probably had a few bumps and bruises along the way, but nothing life threatening.  The same is true in being a real estate investor in investment property.

If you are teachable and willing to listen to competent advisors you are going to be fine.  Education with wise counsel plus action equals success over time.  (Education + Wise Counsel + Action = Success) Don’t allow yourself to be controlled by fear. Learn how to manage yourself through fear by reducing the unknown.

Novice real estate investors often find themselves losing more in the business than gaining due to their mistakes. However; they are numerous educative resources available that teach real estate investors to identify money-making opportunities.

The first and foremost step to success in real estate investing is planning first and acting next. But this seldom happens in practice. Many Real Estate Investors buy the property first and plan later.

Before taking the plunge, you need to carefully analyze your requirements and decide if you are going to hold the property long term or sell it within a short time. You also need to understand that there can be huge expenses in the form of taxes, mortgages, or maintenance.

The location of the real estate is also a key money-making factor in real estate investing. Make sure that you buy a property that is capable to attract business. However; if the location is not that attention-fetching, you can tempt renters or buyers with appealing facilities. The essence is to transform your property into an attractive real estate that ensures cash inflow.

Purchasing a property at market value doesn’t give much profit in an after-sale. It is essential that you keep yourself abreast of prevailing property prices. Investments in distressed real estate properties that come at a purchase price less than the market value are recommended as they are profit-fetching.

Contacts really matter in real estate investing business. Building good relations with, say, a real estate agent or attorney, adds to the strength of the business.

Success in Real Estate Investing is in understanding that you need to make the real estate property deliver results for you. It is more about careful planning and creating opportunities with what you have.

Why do people spend money on real estate seminars, read every book they can find, and

hire expensive coaches? It is because real estate investing can be the fastest way to financial freedom and everyone wants to learn how to make more money.

There are so many individuals living pay check to pay check living in the rat race.  If you think that living pay check to pay check is fun than I feel sorry for you.  You need to get out of that I am secure mindset and do something today.  I believe that real estate is the best ways to become financially free and not have to worry about how you are going to pay the bills, worrying what things cost, cutting coupons, shopping at discount stores, and just being Broke!  If any of these things hit home, then read on and learn how you can achieve your dreams.   It does not matter if you are love real estate or know anything about it.  Real estate can be an avenue for you to become financially free, so you can do other endeavors you want to do.

Real estate is a tried and true investment vehicle.  In the long run real estate will, with few exceptions like the recent rescission, go up in value.  In the short term real estate values can go up, down, and make your head spin in the process.  There are places like Billings Montana where historically real estate has risen around 3 percent every real consistently.  You do not have to worry about crazy swings over the years.

There are hundreds of different ways to make money in real estate today.  You can buy and hold, fix and flip, wholesale, lease option, subject too, bulk reo’s or simply loan out your money.   All of the other options are great and can be a great way to earn profit.  Buying and holding strategy should only be used when you have some good cash reserve built up first.  The buy and hold strategy is used to create long term wealth through rental property and rental income.  Unless you have a lot of money saved up then start in other places and work your way up.

So if you are looking to just start out in real estate investing, I would recommend that you start off wholesaling.  This method is simple and uses no cash a lot of times.  All you do is find a property, get it under contract for a good price, and then assign the contract to another investor.  It’s simple enough.   Preston Ely’s wholesaling course is the best on the market today.

You can use this strategy to build up your cash reserves, so that you can start buying and holding for long term wealth.  I recommend that you whole sale ten properties then buy a property to hold.   Wholesale another ten and then buy one to keep.   This way you will not become one of those land lords who is cash poor.   You have to have substantial cash saved up to make sure you can pay for necessary repairs, make the payments if you do not have a tenant in the property and just have money if something unexpected comes up.

REO properties can give buyers and real estate investors significant leverage when it comes to price. This article will provide you with information about the advantages of buying and investing in retail REO properties in Arizona. Whether you’re a first time buyer or seasoned real estate investor, the following information will be beneficial to you.

What is an REO property?
REO stands for Real Estate Owned. When commercial properties are sold through foreclosure auction, the owner usually owes more than market value to the lender. This is often prevents the property from selling and sometimes such foreclosure auctions do not draw any bidders. As a result, the property may not sell at the auction and the title reverts back to the financial institution holding the lien. The property then becomes an REO property in Arizona.

What happens to REO properties?
After the bank gains possession of the property, the mortgage loan goes away and the bank becomes responsible for any senior liens. On Residential matters, the current owners are generally evicted, and repairs are made to make the property more attractive to potential buyers. On Commercial assets, the bank will generally want to keep the tenant in place, to generate income stream.

Potential buyers can make an offer to the financial institution. Often, the bank will make a counteroffer and the buyer may respond with another offer. After they have agreed on the price, terms and conditions, a contract for the sale can be negotiated. This process is more involved in Commercial properties, than with Residential properties.

Why buy an REO property in Arizona?
A significant advantage associated with buying an REO property is that buyers have significant leverage and may be able to turn the property around quickly. Banks are trying to get the maximum return when they sell an REO property directly to a buyer, but they want to sell as quickly as possible. Banks do not like to hold onto REO properties for two main reasons: First, they don’t want to tie up their resources in the capital reserves they are required to set aside for a foreclosed property; second, the management of REO properties is a difficult, as the bank is now responsible for things like property security, maintenance, utilities, taxes, etc.

Investing in REO properties in Arizona
Many real estate investors are opting to become a part of groups that buy bulk REO properties. This creates an enormous opportunity for both small and large real estate investors. Why? Because the investors are pooling their resources to buy property in bulk, it gives them significant advantages when it comes to negotiating price.

In addition, the size of an investment group can bring tremendous credibility to the negotiation since the group provides an exit strategy for the properties. Again, the banks do not want to hold on to REO properties – if they can get rid of number of bad loans all at once, the better it is for the bank. This opportunity provides investors with the ability to purchase REO properties in Arizona at a fraction of the cost – in an environment where they could not get anywhere close to the terms and pricing as an individual investor.

One of the biggest mistakes that new people into the Bulk REO investing niche make is that they do not have a credible website to do marketing with. Credibility is key in this arena. Bad Rap on Land Trusts

Land trusts have existed since the Roman times with their clearest history being from the time of King Henry VIII.  During that time people used land trusts to hide their ownership of land so they could avoid having to serve in the military or be burdened with ownership responsibility.

The land trust has a history of being a tool for some investors to use to their advantage with their own unethical ways of doing business.  The bad rap about land trusts is currently the number of investors who use them for their own “special” way of doing a short sale.

Real Estate Investors and Land Trusts

There are many advantages to using land trusts; they are an excellent way to hold property.  When structured correctly, a land trust can help the investor with any seasoning issue that may arise with purchasing a house from a private owner.  Unfortunately, this doesn’t work when purchasing bank-owned homes.

Some of the advantages of a land trust are:

Sales price of the property can be kept off the public records Judgments or liens against an individual are not a lien against property in the land trust Partners can easily continue a project if one dies or is divorced Interest can be transferred quickly without recording a deed, because beneficial interest is considered to be personal property; not real property. Negotiating a purchase or sale is easier when the trustee can be blamed Liability on financing can be limited to the assets of the trust

A land trust must be structured properly in order to be of benefit to the investor, for example, seasoning issues that have hindered many deals are not a problem.  There are perfectly legal techniques for structuring a land trust to work to the real estate investor’s advantage.

Real estate investors who will be working with land trusts should consult a well-qualified real estate attorney about the land trusts laws in their state.  Keep in mind that not all attorneys understand the workings of a land trust.

Mistake 1  

Not Recognizing “Daisy Chains”  

Unfortunately in this business you will encounter a collection of never ending daisy chains of “brokers” and self proclaimed “mandates” constantly misrepresenting product they do not control nor have the proper authorization to advertise or sell. 

Only through training and experience will you be able to recognize these clowns of the business within 2 minutes of being on the phone with them. You will learn early on that it is not about finding the deals, but learning how to spot these clowns and get off the call as fast as possible. 

These people who obviously have nothing else better to do will be your downfall if you do not learn early how to get pass them and on to the real product source, which is the most difficult point to locate. 

Mistake 2 

Not Performing Due Diligence  

Any time you are investing you need to run a thorough due diligence to make sure the numbers make sense. 

This is the main cause of failed stories about investing in this industry. The slightest mistake can empty your pockets in the blink of an eye; this is why mentorship and training prior to investing is crucial in this business. 

Hire local Realtors to run your BPO (broker price opinion) and establish real market value with updated figures for today’s Real Estate market. 

A lot of newly formed hedge funds find themselves guilty of this crucial mistake. They let ruthless sharks that have been around for a while talk them into buying a tape which is either full of garbage assets or over price. 

Mistake 3  

Not “Cherry Picking”  

This has to do more with being affiliated with a real source or company that will give you access to their product and thus cherry pick from their lists or properties. 

Instead of waiting for that “home run” of 100 properties, you can work on those “one base hits” by cherry picking one property at time from a tape. Rehabbing and selling these one at time will put money in your pocket immediately. You can always wait for the “big deal” this way. 

Investing ONLY in the right type of properties will bring you success and eventually fortune in the Bulk REO industry. This is the easiest and most effective way to make money when you get started. Most companies and individuals will not circumvent you when dealing at the one off level.

Be alert and be realistic and you will find the right source and the right training to be successful in Bulk REO and Non Performing Note investing. 

Read, research and listen, but as everything else in life, you need to make up your own mind and choose your own path to success. By trusting your instincts and using some basic common sense, you can make this happen and earn small fortune in the process.
